RECOMMENDATION(S):
Recommendation
That the Board of Supervisors:
1. Approve the Commercial Lease Agreement between the County of Humboldt and DC & RC Properties, LLC (Landlord);
2. Authorize the Chair of the Board to sign the Commercial Lease Agreement; and
3. Direct the Clerk of the Board to return an executed Commercial Lease Agreement to Public Works Real Property.

DISCUSSION:
The Humboldt County Sheriff's Office (HCSO) has been providing its deputies and correctional staff with facility space at the College of the Redwoods to meet their statutorily required perishable skills training. The College of the Redwoods recently stated that they will not allow unvaccinated individuals to use their facilities, making it necessary for the Sheriff's Office to find an alternative facility to perform their training. Without a local facility, deputies and correctional staff would need to travel out of Humboldt County for this training requirement.

RMI Outdoors at 1240 Broadway Street in Eureka has a facility that can accommodate the needs of the deputies and correctional staff to meet their skills training. A Commercial Lease has been prepared by Landlord to allow the use of this facility for the training (Attached).

Staff is requesting that the Board approve and execute the Commercial Lease.


FINANCIAL IMPACT:
Exclusive use and storage of training equipment within the facility with associated parking will require rent payments in the amount $1,700 per month, with annual 3% increases. The total rent amount for the five (5) year term of the lease will be $108,306.48.
