That the Board of Supervisors:
1. Authorize the Public Works Director, and designees thereof, to negotiate terms for the purchase of real property located at 1315 Fourth Street, Eureka with the Fred H. Lundblade Trust and any duly authorized agents thereof.

DISCUSSION:
The real property located at 1315 Fourth Street, Eureka, California is an existing building formerly occupied by a single tenant accounting firm. This firm has relocated, and the building is for sale or lease. The building is in very good condition for the local market and would require relatively minimal work to be occupied by County of Humboldt staff. This is a two-story building of 8,760 square feet per the listing, with twenty-nine (29) onsite parking stalls. The building could serve to relocate an existing program or be used initially as swing space to allow for other remodel/redevelopment projects considered under the 2020 Facilities Master Plan to take place, such as the Public Defender's Office, Public Works Main or others.

Accordingly, staff recommends that the Board authorize the Public Works Director, and designees thereof, to negotiate terms for the purchase of real property located at 1315 Fourth Street, Eureka, California with the Fred H. Lundblade Trust and any duly authorized agents thereof. These terms will consist of an offer price, conditions of sale, an escrow period, and be written into a Conditional Offer to Purchase Letter that will be brought to the Board for review in closed session at a later date.
