RECOMMENDATION(S):
Recommendation
That the Zoning Administrator:
Adopt the resolution (Resolution 24- ), (Attachment 1) which does the following:
1. Finds that the proposed project complies with the Humboldt Bay Area Plan and Zoning Ordinance; and
2. Finds the project exempt from CEQA pursuant to Section 15301(l)(4) of the CEQA Guidelines, and that there is no substantial evidence that the project will have a significant effect on the environment; and
3. Approves the Miles Preservation Coastal Development Permit subject to the recommended conditions of approval (Attachment 1A).

Project Location:
The project site is in the Manila area, on the west side of State Highway 225, at the intersection of Stamps Lane and State Highway 255, on the property known as 150 Stamps Lane.
Present General Plan Land Use Designation:
Natural Resources (NR) and Agriculture/General (AG), Humboldt Bay Area Plan (HBAP). Density: 2.5 acre minimum. Slope Stability: Relatively Stable (0).
Present Zoning:
Natural Resources with a Beach and Dune Areas Combining Zone, and Rural Residential Agriculture with a 2.5-acre minimum parcel size and a Beach and Dune Areas Combining Zone. (NR/B; RA-2.5/B)
Environmental Review:
Project is exempt from environmental review per Section 15301(l)(4) (Existing Facilities) of the CEQA Guidelines.
State Appeal:
Project is appealable to the California Coastal Commission.
